ANSDELL GATE
Location
Ansdell Gate is located on the corner of Cambridge road and Ansdell road south, a two minute walk to the beautiful Grannys Bay.
There is a wonderful coastal walk to Lytham to the east and Fairhaven to the west. The bay is known for its natural beauty, wonderful sunsets and is a great place to go for walks along the promenade.

Site Layout
The current planning permission is for six large four to five bedroom homes.
The current layout of the site plan borrows from the Lytham Avenues conservation area, with a mix of housetypes. The architectural design and materials are guided by the Victorian townhouses in the Avenues conservation area.
This local, regional approach to the design ensures that we are adding to the rich history of development in the area and adding a new perspective of sustainable energy efficient architecture to the current housing stock of Lytham St Anne’s.

Super Insulated Structure
Our thermo-insulated external wall includes 180mm insulation within the frame and 120mm additional external insulation. This gives a total of 300mm of insulation - this is key to retaining heat within the house.

Insulated windows
Our standard windows are triple glazed with excellent thermal properties and are great for sound reduction.

Air tightness of the house
Melton Grove homes are designed to be airtight. The vapour barrier, in connection with wind-tight electric sockets, provide excellent air tightness, increasing the energy efficiency of the houses.

Heating
All of our heating systems use state of the art technology, operate efficiently and are environmentally friendly. Options include Air source (ASHP) or Ground source (GSHP) heat pumps with Mechanical Ventilation and Heat Recovery (MVHR) as standard.

Ventilation with heat recovery
As the homes are airtight, Mechanical Ventilation with Heat Recovery (MVHR) is fitted as standard, which is key to making the homes extremely energy efficient. This allows for a continuous supply of fresh filtered air into the house that is heated up from the extracted air from warmer areas, such as bathrooms and kitchens. The extracted air passes through the heat exchanger, transferring the heat back into the fresh air coming into the house.

Solar Photovoltaic Installations
Solar Photovoltaic installations with battery storage can be fitted as an optional extra. As standard in our developements we allow for the wiring to allow owners to add this later, this is the same for electric car charging points.
